FAQs:
While every project is going to be different, these FAQs can give you a base idea of what to expect. When you work with us, everything will be customized to meet your needs.
How much will my deck / dock cost?
The cost of your project is going to involve many variables. What is the location and terrain of the project? If we need to travel further or work with more difficult terrain, we have to account for that.
What type of decking material would you like? Would you like handrails? Lighting? Seating? Are you adding a boat lift / jet dock? We have several accessory add-ons and alternative materials that can help you to customize your project and all of these will affect your cost.
One thing you can be sure of is that we will consult with you to build a quote based on all of the elements you want to include in your project. We don’t price things out per unit because there are so many factors that we must account for.
I am comparing bids from a few contractors and your price is on the high end. Why?
One thing we see in the construction industry is that some contractors like to bid extremely low to get their foot in the door. Once hired, they can then surprise you with a laundry list of change orders that increase the cost. This results in your project costing much more than initially anticipated. Often times these change orders are things that are integral to the structure of the project, so the chances you will say no are very small. You will have likely paid that contractor a deposit, so it would be difficult to walk away as well and they know that.
When we give you a cost estimate, we account for all foreseeable aspects of the job. Our prices include the full cost of everything it takes to create a structurally sound project. No cost is left out and added in later. We are fully transparent with you when we calculate the cost of a project.
Another way that other contractors can keep their prices lower is to cut corners with materials and workmanship. Depending on the type of project, the materials needed should be specific to what they are being used for. For example, lumber that will be directly exposed to salt water should be a certain type of treated wood. The same goes with lumber that will be touching the ground. The right material for the project may cost more and some contractors keep their cost low by simply using the cheapest (yet inappropriate) choice. This sets you up for a nightmare down the road. The same goes with unskilled workers. They may cost less, but this can result in a low-quality product.
We believe that the only choice for us is to use the correct materials and employees who we trust to do it right.
Do you help with permitting if I don’t already have one?
Yes! We are familiar with permitting / approval processes and are here to assist our clients through it all.
How do you accept payments?
We take payments via wire transfer. We have found this to be the quickest and least costly way to handle transactions.
As we mentioned, each project is unique. Please feel free to reach out to us for specific answers about your particular project and we can give you all the details you need.
What is the process like from permitting to breaking ground?
That depends, but have no fear, we can help you through it all! There are a few things you should know:
– There are different permitting agencies that may apply to your project. Some examples are OCRM, town municipalities and Army Corps of Engineers. Which type of permit(s) you may need depends on the type of project and the area you are in. Have no fear though. We are here to help!
– You will usually need to have a survey with drawings of the proposed new structure done in order to apply for any of these permits. Some permitting processes even require additional drawings by an engineer or landscape architect.
– If you choose to contract with us before you procure your permit, our team will be more than happy to assist with orchestrating all of these various elements.
Is my job too small?
While we focus larger projects, we are still able to tackle the smaller ones. An important thing to know, however, is that we do tend to be on the more expensive side for smaller projects because of our overhead given the size of our company. A handyman can handle smaller jobs for less than we would be able to, but some clients choose us anyway knowing that the job will be done right and we will be around in the future to address any concerns down the road.
